*Rate Lock Deposit - Choose this option if you would like to lock your rate and begin the mortgage loan process. HomeTown Lenders collects a $350.00 deposit that will be credited back to you at closing. This commitment fee covers various expenses of which we will incur as a result of locking/initializing your rate/loan. In the event that your loan with HomeTown Lenders is suspended or denied, your deposit will be refunded to you, minus any fees that have been incurred up to that point.

Credit Report Only - Choose this option if you would like to pay for your credit report only. The fee is $11.00 and will be credited back to you upon the closing of your loan.

Interest rates/Pricing are determined by market forces which are beyond our control, and, in some rare instances, a rate which was previously available will become unavailable. Should this occur, we will make every attempt to lock at the rate that you requested (or were quoted). However, if we are unable to obtain your rate/pricing, your Mortgage Expert will contact you to inform you of the occurrence, and will proceed at your request only. Your loan will NOT be locked at a higher rate.
